O’Neill are pleased to have acted for Contollo Group on its move into XYZ in Spinningfields, completing a deal for just under 10,000 sq ft of fitted office space on a sub-lease running to February 2032.
The space was sub-let from law firm Shoosmiths, with JLL representing the outgoing tenant. Claremont carried out the fit-out, leaving Contollo with a ready-to-use base in one of Manchester’s most established business districts.
The move brings together three of Contollo’s specialist consultancies, Abacus Cost Management, KAM Project Consultants and ESP, under one roof for the first time. Abacus has relocated from its previous office on Queen Street, while KAM has moved from Kenworthys Buildings on Bridge Street, with the new space creating a single flagship hub for the group’s North West client base.
Elis Goodfellow, Contollo CCO and director at Abacus Cost Management, said “Moving into XYZ in Spinningfields marks an exciting new chapter for Abacus. Being co‑located with other Contollo businesses will unlock even greater opportunities for joint delivery, shared expertise and client value.”
The Spinningfields letting comes as part of a wider period of growth for Contollo across the North West.
It’s a deal that reflects the steady demand we’re continuing to see for high-quality, fitted office space in Spinningfields, with occupiers increasingly keen to move straight into space that’s ready to go rather than take on a fit-out project of their own.
