9 Lakeside Drive Awarded an “A”

| Helen Hallsworth

At a time when the rising energy costs are spiralling, and such a hot topic in the current climate, an office building in Warrington has secured an “A” accreditation on its Energy Performance Certificate (EPC). The “A” accreditation represents one of only a few awarded for a building it its age across the country.

Following the purchase in the Autumn last year, owners Palladium Group have completed a comprehensive refurbishment of the two-storey, modern office building which extends to 10,304 sq ft and benefits from 40+ car parking spaces on Warrington Centre Parks.

Recognising that energy efficiency is high on occupier’s agenda, the owners have installed a new mechanical and electrical system along with a number of other initiatives in an effort to drive costs down and futureproof the building for a tenant or purchaser.

Pete Owen, Asset Manager at TAM comments “We’re proud of what’s been achieved with the building, older buildings pose challenges, our object was to produce an office building that not only meets occupiers demands right now but also in the future. The building scores highly in terms of ESG criteria and occupiers wish lists, and with energy costs well publicised across the media the building is arguably one of the most energy efficient buildings across the North West.”

The building is available ‘For Sale’ or ‘To Let’.
