R2 Architecture designed the scheme, located on 5 Richmond Street in the city’s Gay Village.
The building is named after its address and was the home of the LGBT Foundation’s community centre for ten years. The charity opted to not renew its lease in 2020.
Urban Splash’s 5 Richmond Street comes in at 7,063 sq ft over three storeys. Each level is self-contained and has its own kitchens, toilets, stairs and lift access. Tenants can therefore choose to rent out the entire building or just a single floor.
Bright and colourful, 5 Richmond Street has bold graphics on the walls of the lobbies and stairwells. Its office spaces are more neutral colours though and feature exposed beams and high ceilings. The building also shows off its original features, including exposed brickwork and a carved doorway. That doorway was designed by Michael Nairn & Co., the original tenant for the building.
The building is two minutes away from Piccadilly Station for those walking. For those commuting by car, it is 20 minutes away from the M60 ring road. 5 Richmond Street is also close to Manchester’s Northern Quarter and Canal Street.

Urban Splash has let more than 40,000 sq ft since January, including its most recent deal – signing marketing group KOMI to a 1,671 sq ft space at Beehive Mill in Ancoats.
