The Element building, formerly known as Dominion House, is undergoing a £3m refurbishment at Birchwood.
Bridge Properties has appointed FBI Interiors and design consultancy Incognito to transform the space, crafting a new entrance, reception and common areas. Amenities will include a café, gym, cycle hub and roof terrace. Concierge service will also be available.
When it opens, Element will have office spaces available to let in suites starting at 3,535 sq ft.
“The market is pointing to occupiers now requiring better quality office space with excellent on-site amenities in order to attract employees back to the office,” said Paul McCann, director at Bridge Properties. “Everything at Element has been designed with that in mind.”
Canning O’Neill is the agent for Element. Quoting rent is £20.00 per sq ft, plus £500 a year per car parking space.
Mark Canning, director at Canning O’Neill, praised the scheme.
“Element is set to raise the bar for office accommodation in not only Birchwood, but the whole of the regional out of town office market, providing inspirational office accommodation fit for a post-pandemic world,” he said. “With floors of up to 14,070 sq ft, the top floor also has the opportunity to include a 3,186 sq ft mezzanine area leading onto a private south-facing roof terrace.”
Bridge Properties purchased Element in May, having conducted a similar refurbishment to Eden Point in South Manchester. Work is expected to complete in February 2022.
