Following recent refurbishment work two new tenants have agreed lettings at Grade II-listed 196 Deansgate, in central Manchester.
Smart home security systems manufacturer, SimpliSafe, has agreed 7,689 sq ft across the first and second floors of the building.
In addition, engineering consultancy firm, Harley Haddow, has signed for 983 sq ft on the first floor. Both companies have signed five-year leases.
The restored Edwardian 63,000 sq ft building, based in the Deansgate/Peter Street Conservation Area, was acquired by German investment firm AM Alpha from CEG in August last year, for an undisclosed sum.
The landlord has recently completed refurbishment work which includes further fitted and furnished office space to accommodate requirements of up to 5,000 sq ft, along with a new shower and cycle facility in the basement of the building.
Real estate services firm, Cushman & Wakefield, acted for SimpliSafe throughout the deal, with Canning O’Neill advising AM Alpha on both lettings.
John Nash, Director at Canning O’Neill, said: “We’re very happy to announce these deals and welcome both Harley Haddow and SimpliSafe to the property so soon after AM Alpha acquired the building – 196 Deansgate is an attractive character property in a popular part of the city centre. The remaining 5,000 sq ft of recently refurbished space is available now, and a further 10,000 sq ft will be available for occupation early next year.”
Harry Skinner, in Cushman & Wakefield’s Office Leasing team in Manchester, said: “196 Deansgate is the ideal building to accommodate the next phase of growth for SimpliSafe. The space provides a high quality turnkey fit-out requiring minimal capex, and this, combined with the character style of the building, is the perfect fit for our client.”
