Vanguard Holdings has secured a new letting, with further space under offer, at its landmark office building at Lowry Mill in the Swinton area of Salford.
Manchester office agency Canning O’Neill has agreed terms for a five-year lease to Influential Products, which has relocated form Bury. The lighting wholesale business has taken 3,550 sq ft on the first floor.
Since its restoration project was completed in 2012, the Victorian mill has attracted business occupiers, including Regus, EverythingTech, Esay Solutions, Gatorduct, and Ranacare.
Upon securing Influential Products’ new letting, and with an additional 10,000sq ft under offer, Vanguard Holdings will push the button on the next phase of redevelopment to bring a further 22,000 sq ft to the office market.
John Nash, director of Canning O’Neill, joint acting agent at Lowry Mill with Cushman & Wakefield, said: “Vanguard has demonstrated its flexible and hands-on approach to create bespoke and functional space to suit the individual tenant’s needs, and we are delighted to assist in relocating Influential Products to Lowry Mill.”
David Franks, managing director, Influential Products, added: “Lowry Mill presented an aspirational working environment as well as impressive show room space to which we can invite our clients. With its close proximity to Salford and Manchester city centre, we feel our new business base can help attract new prospects and grow our business as planned.”
