Newly-refurbished offices and a café lounge bar, comprising 24,000 sq ft of space, have been unveiled at Exchange Quay, the 435,000 sq ft office development in Salford Quays.
‘ICE’ has been launched by the development’s new owner, being advised by Ekistics Property Advisors, as part of its next steps to enhance the existing offer for occupiers and to encourage a cohesive, collaborative community.
Located on the ground and first floor of ICE, the Ice Café Lounge and Coffee Bar is designed to provide a contemporary and cool haven for occupiers to work and unwind in. A café by day, it transforms into a vibrant bar in the evening, making it an attractive go-to destination for occupiers.
The unique design allows the area to be used as co-working space, incorporating a large meeting room for both formal and relaxed collaboration (Ice Cube). Bright, open, floor plates provide tenants with the flexibility to shape an office space to fit bespoke requirements. Exchange Quay has undergone a £10m refurbishment and remodelling programme in recent years.
Since acquiring Exchange Quay in 2017, Ekistics has continued the development’s transformation by completing the refurbishment of Building Number 3, which now offers a selection of Grade A office suites, ranging from 1,000 sq ft upwards.
One of the largest office developments in the North West, Exchange Quay accommodates more than 3,000 people now, working from the acclaimed riverside development. Ekistics is continuing to build upon Exchange Quay’s successful track record of attracting and retaining occupiers by introducing additional Grade A space to complement new occupier amenities.
Axel Waldecker, Ekistics managing director, said: “Values in the workplace are changing, which in turn means that what occupiers want from an office building is also evolving. A successful working environment must cater for a fully diverse workforce, with the employee experience of balancing work and well being becoming pivotal in finding and retaining talented people.”
“We are delighted to introduce ICE which is an extension to the existing excellent on-site amenities available to our occupiers. We believe the ICE concept will encourage a cohesive, collaborative community within the development and will support our tenants in how they choose to work, whilst providing a haven to come together. Co-working has experienced a boom in recent years and our carefully-designed new space provides a place for our residents to work, meet, talk, network, present, eat, drink, relax, entertain and play.”
Exchange Quay lies at the gateway to Salford Quays/MediaCityUK, approximately 1.5 miles to the south west of Manchester city centre. It boasts its own Metrolink tram stop and is strategically located just off Trafford Road which links Salford Quays to both Manchester city centre and the major motorway networks, via the M602.
