Canning O’Neill Appointed by Bruntwood SciTech as New Agents for BASE at Manchester Science Park

Canning O’Neill has been appointed by Bruntwood SciTech as joint letting agents for Base, a 91,000 sq ft state-of-the-art office and makerspace scheme at Manchester Science Park.

Completed in 2022, Base is a £21 million development which has been designed for companies working in technology and innovation sectors. Manchester Science Park is home to over 150 companies, including Yourgene Health, Epic Games and Carbon Air, working in industry 4.0,​ computer engineering, energy technology, low carbon, robotics, light manufacturing, materials science, medtech, gaming and animation.

Last year, Bolton University, in partnership with the London College of Accountancy, announced it was taking 36,000 sq ft at Base and is now up and running with courses including healthcare-specific options.

Base offers flexible​, secure, ​​leased or managed​ office and makerspace, over 5 floors, that meets high sustainability credentials – including communal areas designed to operate at Net Zero Carbon; an A-rated EPC​ and ​704m2 of PV solar power. In addition, Base boasts ​a hybrid heating and cooling system ​with a significant reduction in refrigerant gases alongside 360m2 of recycled carpet which has been converted into alternative flooring finishes. The workspace offering includes meeting rooms, a large communal roof terrace with views over the city, event space, car parking and secure cycle storage in addition to 100GB ultra-fast loop broadband connectivity.

Workspaces are available from 548 sq ft up to a single floor option of 18,613 sq ft.
