Description

The Multiplex cinema on Clippers Quay was one of the first buildings to be developed on Salford Quays following a clearance of the former Manchester Docks in the early 1980's.

Over the intervening 30 years Salford Quays has developed into a showpiece of urban regeneration and is now home to a thriving commercial residential and leisure community.

The creation of Media City, which is the home for the BBC and ITV (along with many others), is the next chapter in the area's evolution.  Clipper's Quay lies at its heart.

Overlooking Manchester Ship Canal and just off Trafford Road, Waterside is one of the highest profile and most prominent sites in the area.

The former cinema building is now rebranded "Waterside", comprises a gross internal area of 32,300 sq ft on the ground floor, with an additional existing central mezzanine area of 6,880 s ft.

The building occupies a site of c. 3.7 acres, which currently accommodates up to 350 car parking spaces.

The building overlooks the Manchester Ship Canal with views beyond to Manchester United Football Club.

In the immediate vicinity are The Copthorne, Ramada and Etap Hotels whilst 'high end' office schemes - including 'Metro' and 'Soapworks' sits adjacent. 

Exchange Quay, which provides a further 500,000 sq ft of office accommodation is linked to the cinema site via a pedestrian underpass beneath Trafford Road.

The building is suitable for a wide range of leisure uses in units from 1,500 sq ft upwards and has an existing D2 consent.

The site is excellently located for access via either car or by public transport.

1.5 miles to the west of Manchester city centre, Clippers Quay is within a 5 minute drive of the motroway network via either Trafford Road or Chester Road (A56) to the M602 or M60 motorways.

Exchange Quay Metrolink station is located on the opposite side of Trafford Road to Clippers Quay and provides services every six minutes to Manchester city centre and Eccles and the rest of the expanding Metrolink network.

Clippers Quay lies within the area that has been designated by Salford City Council as 'Media City'.  The BBC have acquired 350,000 sq ft of offices and high quality HD studios within MediaCityUK as their home in the North.

ITV are also now committed to the area in a relocation from Manchester city centre which includes the re-sitting of the Coronation Street studios on the opposite bank of the Manchester Ship Canal.
