IS GROUND FLOOR THE NEW BLACK FOR OFFICES?

| Mandy

Associate director, John Nash of commercial property consultants Manchester, Canning O’Neill has been pondering the recent rise in occupiers looking for ground floor office space in Manchester recently.

We’re seeing a growing number of enquiries for ground floor offices in Manchester city centre and we’ve already let 3 so far in 2014 so to save you a bit of time looking and ensure you don’t miss out we thought we’d bring all our options together in one place for you. There’s a great range below from Piccadilly to Castlefield and options for cafes or consulting rooms….

6 Minshull Street

Double height ceiling, new air conditioning diffuser ‘socks’, and great branding opportunities on a busy pedestrian route to and from Piccadilly Station make this a really unique office in Manchester. With A1 and A3 planning too (shops, restaurants, and cafes) this isn’t limited to just office occupiers either. It has been one of our busiest properties for viewings so far this year so don’t miss out.

Amazon House, Brazil Street

A couple of minutes walk away across Sackville Gardens you will find Amazon House sat in the corner of the peaceful Brazil Street overlooking the Rochdale Canal. A lovingly restored 19th century warehouse, Amazon House is a great example of how to retain the character of a building whilst making it suitable for the modern occupier. The ground floor suite of just under 2,000 sq ft is the last remaining office and is ready to occupy immediately with raised floors, existing cabling, and kitchen already in place.

56 Princess Street

Directly off the reception at 56 Princess Street is this suite of 1,560 sq ft overlooking the canal with plenty of natural light. Fully fitted with cabling and tea point, this is another ready to occupy office. It sits nicely between Oxford Road and Piccadilly train stations too so ideal for any staff or visitors travelling in by train.

Westpoint, Castlefield

Would you prefer something across town in the thriving Castlefield? Available this month is Westpoint, a ground floor self-contained and fully fitted office on Duke Street opposite MOSI. This makes an ideal spot for all sorts of businesses who are looking for their own front door with the added bonus of full height windows across the front for advertising. It has only just come to the market so great terms are available.

St John Chambers

With a great position on the corner of Deansgate and St John St is a suite of 1,555 sq ft on the ground floor of this instantly recognisable period building. With high ceilings, character features, and a refurbishment just about the commence, this is a great opportunity to move quickly and secure a really prominent office. It also already has D1 planning in place for medical use.

Not quite ground, but if you’re happy to go a little bit up or down then how about these as alternatives…

15 Little Peter Street – A lower ground floor option in Knott Mill, an area that is really thriving this year.

5 The Parsonage – An upper ground floor office next to Parsonage Gardens already fitted with meeting rooms and kitchen.

Ground floor or 4th floor, if you have an office requirement, then give us a call on 0161 244 5500 we’ll be happy to help to find your next office.
